The revitalization of Wilmington’s Galleria Shoppes will feature a five-story, mixed-use building and a self-contained, three-level parking garage. This project brings 169 luxury apartments and 20,000 square feet of retail space to the area. The design features street-level shops, an open courtyard, an in-ground pool, and a rooftop patio for residents. The parking garage includes 255 parking spaces for residents and 74 spaces for shoppers. 

MEP/FP Special Features

Individual gas-fired water heaters provide combination heat and domestic hot water for each apartment

Closet mounted air handlers with a dx cooling coil, heating hot water coil and integral pump/timer

All outdoor equipment is roof-mounted

Variable refrigerant flow (VRF) and dedicated outside air systems (DOAS) provide space conditioning for two-level entry lobby and 2nd-floor amenity spaces

Provisions for future tenant fit-outs in 20,000 SF of retail space

Electricity for each apartment is utility metered, consisting of meter banks located in electrical closets

Medium gas pressure distributed from a dedicated meter to each apartment

Variable speed booster pump provides domestic water

Diesel fire pump supplies the sprinkler system

Three-level parking garage incorporates multiple exhaust fans with VFDs controlled by carbon monoxide sensors

Pad mounted diesel generator provides life safety power for elevators, emergency lighting, stairwell pressurization fans, and elevator shaft pressurization fans
