The Parc Rittenhouse project consisted of the renovation and condominium conversion of the former Rittenhouse Regency Hotel on the east side of Rittenhouse Square. The historic 17-story building is approximately 500,000 square feet. The conversion consisted of the renovation of the building’s MEP infrastructure, and “overbuild” of three floors to support the condominium conversion to create approximately 460 living units.

Building systems were tailored to support needs of several condominium unit quality/pricing points
Combination of water source heat pumps, fan coils, chillers, boilers, cooling towers, and air handling units
Comprehensive submetering package to allocate billing for the unit’s HVAC and electrical utilities
An outdoor roof deck pool club was created for the residents featuring 2 pools, a spa, an acoustical wall, and an ultra-low sound cooling tower that separated the pool area from the building’s heat reduction equipment
Project constraints included a requirement for the 1st floor restaurant and 2nd floor offices to remain operational throughout construction
Due to the success of the main project, ownership has retained AEI’s services for additional condominium conversions on multiple floors
