General Overview: Facing Independence Hall, the 26-story high rise provides 35 ultra-luxurious condos in Old City. 500 Walnut is one of the most ambitious and exclusive Philly residential projects to date, with per-square-foot prices that top the Philadelphia residential market. The building was designed with resident privacy and amenities as the focus, generally accommodating only one or two residences per floor. Each condo ranges in size from 2,700 to over 4,300 square feet and includes unit amenities such as 3+ bedrooms, gas fireplaces, private balconies, 10-foot ceilings, and floor to ceiling windows. 


The comprehensive building amenities include a fitness center equipped with a steam room, sauna, massage room; a 50-foot indoor lap pool, and a 4,000 square foot landscaped terrace. Residents have access to a boardroom with a fully equipped catering kitchen and a luxury guest suite.


This project features a state-of-the-art, fully automated parking system that uses a wireless induction charging system for electric vehicles. This system is the first of its kind in a residential building in the US. It houses 86 cars and operates via a fob system, delivering the tenants’ car to them within 90 seconds.


Special MEP/FP Features: The heat pump loop incorporates high-efficiency boilers and cooling towers with vertical inline pumps including integral VFD control. Other features include underfloor radiant heating, zoned domestic water, and a submetering package to accurately allocate billing for the unit’s HVAC and electrical utilities. Each residence is served by multiple two-speed water source heat pumps with humidifiers. Dual fire service/diesel fire pumps and a standby generator provide emergency services.
