The new 8.7-acre Festival Pier site located at Delaware Avenue and Spring Garden Street will house two mixed-use buildings along with a public plaza, large, landscaped park, and an extension of the Delaware River Trail. The buildings will house a total of 37,000 SF of retail, 273 enclosed parking spots, indoor/outdoor amenity space and 481 apartments/walk-up townhouses.

MEP/FP Special Features

​The apartments include closet mounted VTACs and electric.

All outdoor mechanical equipment is roof-mounted, allowing the project to maximize the use of the site.

High efficiency Variable Refrigerant Flow (VRF) systems provide space conditioning for amenity spaces.

A medium voltage electrical service is provided to the site and then distributed to substations located near the electrical room risers.

Transformers provide 208V power to serve apartments and are sub-metered at the distribution panels.

Variable speed booster pumps provide domestic water throughout each building and diesel fire pumps supply the fire protection sprinkler systems for each building.

The parking garages within each building incorporate multiple exhaust fans with VFDs controlled by carbon monoxide sensors to provide garage ventilation.
