The historic 17- story building is approximately 500,000 square feet located on the east side of Rittenhouse Square. The conversion consisted of the renovation of the building’s MEP infrastructure, and “overbuild” of 3 floors to support the condominium conversion to create approximately 460 living units.

The renovation included a combination of water source heat pumps, fan coils, chillers, boilers, cooling towers, and air handling units. A comprehensive submetering package was installed to allocate billing for the unit’s HVAC and electrical utilities. An outdoor roof deck pool club was created for the residents featuring 2 pools, a spa, an acoustical wall, and an ultra-low sound cooling tower which separated the pool area from the buildings heat reduction equipment. Project constraints included the requirement for the first floor restaurant and 2nd floor offices to remain operational throughout construction. Due to the success of the main project, ownership has retained AEI’s services for additional condominium conversions on the 2nd and 3rd floors.
