General Overview: The Avenue North project consists of two buildings constructed on North Broad Street just south of the Temple University campus. The complex includes “The Edge,” an architectural award winning 2-story, 91,000 sq. ft. commercial building incorporating a 1,200 seat movie theater spanning two floors; restaurants and retail space. The second building is a residential 12-story, 277,000 square foot student apartment building. The residential building is based on a suite configuration that has four bedrooms sharing a common living space. A roof mounted activities center offer indoor and outdoor meeting space for the residents.

Special MEP/FP Features: The 500 foot long corridor presented an architectural challenge to aesthetically address the passage. The project used water source heat pumps with a rooftop mechanical penthouse housing condensing boilers, heat exchangers, and pumps. The boilers utilize separate heat exchangers to generate domestic hot water. The rooftop activity center uses a rooftop VAV unit to provide conditioning.

We are currently working on a new 12 story 300,000 square foot, 500 bed student housing apartment building being built in the space between the original two buildings. The challenge with this building, not envisioned in the original masterplan, is that site distribution utilities have to be relocated prior to the start of the cassion drilling.

Construction Value: Approximately $14 million.
