General Overview: Facing Independence Hall, the 26-story high rise will provide 38 ultra-luxurious condos in the heart of Old City. The building was designed with resident privacy as a focus, accommodating one to four residences per floor. Each condo ranges in size from 1,600 to over 4,300 square feet. Unit amenities include 3 bedrooms, gas fireplaces, private balconies, 10 foot ceilings and floor to ceiling windows. This project features a state of the art, fully automated parking system, a fitness center equipped with a steam room, sauna, massage room, and yoga terrace, an indoor swimming pool, and a 4,000 square foot, landscaped terrace
Special MEP/FP Features: The heat pump loop incorporates high efficiency boilers and cooling towers, and vertical inline pumps with integral VFD control. Other features include underfloor radiant heating, zoned domestic water, and a submetering package to accurately allocate billing for the unit’s HVAC and electrical utilities. Each residence is served by multiple two-speed water source heat pumps with humidifiers. Dual fire service/diesel fire pumps and a standby generator provide emergency services.
